Commission presented with possible new development

Planning Commission Update

At their Sept. 9 meeting, the Tehachapi Planning Commission was presented with a preliminary plan from a developer by the name of The Address at Tehachapi, LLC. The proposed project is a 57 acre vacant parcel at the northeast corner of Tucker Road and Highline Road, with existing zoning of T-3. The developer proposes building approximately 240 homes on the site.

The commission discussed how the proposed plan relates to the Tehachapi General Plan and building standards for the T-3 zoning designation. This included lot sizes, setbacks for front, side, and rear lot lines, green space set aside for residents use, ingress and egress and how it connects with the surrounding properties, parking, the feasibility of an HOA, feasibility of becoming a gated community, and the marketability of the homes.

The Preliminary Plan calls for homes that will range from 2400 to 3,000 square feet. No architectural plans or elevations were presented at this stage. Those items will be submitted with the final master plan which is due to be submitted in six months.

The Tehachapi Planning Commission meets the second Monday of the month at 6 p.m. in the Wells Education Center, 300 S. Robinson St.
